New MHC zoning is difficult to obtain, leading to few, if any, new MHCs added to the 50,000 MHCs in existence today. In fact, MHCs are being decommissioned at the rate of about 1% annually primarily to be re-developed into more valuable commercial zoning. At the same time demand in America for affordable housing has never been stronger due to a shrinking middle-class. MHCs are the only widespread alternative to low-income families who wish to live outside of crowded apartment complexes. This trend has created a supply imbalance that is driving up rental and occupancy rates in MHCs and continue to make them a viable investment vehicle.
