Our goal is to quickly stabilize the properties and leverage them at today's low interest rates to achieve high current cash-on-cash yields for our investors. At CapRock, we seek opportunities to invest in real property located in infill, urban markets or in select suburban locations with high barriers to entry that provide superior riskadjusted returns. We target properties with a stabilized cost basis that is comfortably less than replacement cost which provides us with a price competitive advantage over any future new product. We are actively looking for properties that meet the following criteria: Multitenant Retail and Industrial Major and MidTier MSAs - Central US focus Stable & Value Add Properties preference for those needing lease-up & repositioning Size $2 to $20Million, $2 million minimum Returns 8% minimum going-in cap rate We welcome submissions by brokers and will insure that their commission is protected in the contract. The principals have significant, relevant experience with all facets of real estate investment. In 2009 they formed RE|SOLUTIONS to capitalize on this expertise to turnaround distressed real estate assets for special servicers, private equity funds and investors. S.L. van der Zanden, Managing Principal and CEO, leads the development and implementation of the investment plan for each asset. Brian Goldman, Principal and Chief Acquisitions Officer, leads all acquisition and capital sourcing activities.
