• InfraShares is an online platform that facilitates the crowdfunding of equity investment in public infrastructure projects developed through Public-Private Partnerships (P3s). InfraShares takes the successful model of crowdfunding investment for commercial real estate developments and applies it to P3s. The Problem: P3s often suffer from political opposition due to perceived lack of transparency, high cost of financing, and private (often foreign) ownership of critical infrastructure assets. Also, direct investment in infrastructure assets has historically been limited to institutional investors, P3 developers and private equity firms. Solution: The 2012 JOBS act removed the SEC restriction on public offerings allowing for crowdfunding equity investment in new ventures. Publicworx allows P3 developers to raise equity from a broad base of individual investors which increases public engagement and drives political support. Also, individual investors accept a lower rate of return due to lack of pursuit risk and perceived social return. This lower cost of capital makes P3s even more competitive with traditional public financing. Furthermore, individual investors are provided access to a new asset class offering high returns and portfolio diversification. How It Works: Similar to the model employed by other investment crowdfunding platforms (Fundrise.com, Realtyshares.com, etc.), InfraShares partners with P3 developers to determine the size, type, and term of the crowdfunding campaign. Then the campaign is launched on the InfraShares website where potential investors can see project details, investment terms and comparable projects. If the funding goal is reached the individual investors are syndicated into a project-specific Fund LLC which participates as a non-voting limited partner and acts as the single point of contact with the P3 developer.
