As a community association manager I assist the Boards of Directors of Condominium Homeowners Associations and Planned Unit Developments, attending Board meetings, budget and other committees meetings, & is responsible, with appropriate assistance from volunteers, for coordinating the association annual meeting and the election process. I recommend cost effective ways to maintain a first class property, & supervise common area maintenance including: lobby, hallways, roof, exterior walls, parking areas, HVAC system, utility and janitor rooms and any landscaped areas by working closely with the Board and appropriate committees to develop expectations regarding common area upkeep. The Board establishes the policy and I implement it by developing a program of preventative and remedial maintenance, custodial services, and efficient supply acquisition consistent with the associations budget for the maintenance of association common property. I facilitate the acquisition of bids for projects based on agreed upon specifications & supervises a project to its completion, following it through the punch list stage, and coordinate Board approval for payment. I contact individual homeowners where they are responsible for exterior areas such as planter boxes so that maintenance is kept at levels set by the association. As manager in conjunction with support staff, I provide consistent enforcement of rules and regulations developed by the Board; answer emergency calls; develop, prepare and deliver welcome packet to new owners, coordinate periodic mailings to owners, maintain a current membership roster & association records including financial, minutes, correspondence, contracts, leases, insurance, tax and audit records, and agreements for common area alterations; work with auditors and legal representatives. I advise the Board regarding insurance policy expiration dates, prepares specifications for proposals and secures bids.
