• Just Right Properties, L.L.C. (JRP) has been in business as a property management firmsince 2002. Principal partners have been involved with real estate investing for over 15years with nearly 40 years combined experience. During the 15 years, partners have beenout-of-state investors as well as local. Currently JRP manages approximately 150properties and also holds 30 investment properties in the Kansas City Metropolitan area.We manage properties for both local and out-of-state investors.JRP manages single-family homes as well as multi-plexes, and apartment buildings. Wecurrently have less than 10 vacant units with applications pending on several of them.Our average annual vacancy rate is 5%.We have very aggressive leasing practices with units typically re-leased within 30 to 45days. However, this varies depending on the condition of the property as directed by theinvestor. Well-kept properties, in desirable areas (or on desirable streets), generally leasewithin 30 days including the inner city.We work extensively with Section 8 and have specific leasing strategies to attract Section8 tenants. For inner-city properties the desire is to lease Section 8 whenever possible dueto lower than average credit scores and rental histories in the area. We currently managein excess of 30 Section 8 properties with several pending.While JRP is part of a turn-key operation for investors, each area is set up as anindependent center of excellence with dedicated staff. The property managementbusiness has dedicated resources focusing solely on property management. Leasingagents earn a base salary and commissioned on properties leased to ensure effectivemotivation and focus.
