• P.S. I Own You is a Real Estate Investment Firm. We do not buy properties, we invest in neighborhoods. We do not focus on single family homes; we conduct extensive and statistical market analysis on each and every market in which we invest. We focus only in markets where city and county departments are actively conducting improvements/revitalizations and where the median homes prices have not soared or dropped significantly during this recent recession.One important aspect of our analysis is exit strategies. We have access to seven different exit strategies in our repertoire. One possible exit strategy is the property must be able to generate a positive cash flow. Although we focus mainly on REOs (bank owned properties), we have many avenues of finding investment properties that are not available to the general public. After we have identified a property, we do extensive research to gain a true ARV (after repair value) by implementing various sources and not just one or two. During our Area Qualification phase, we evaluate and verify that each neighborhood falls within our high standards of what makes a neighborhood great. Our associates always ask themselves, Would I want to live here? What is the curb appeal for this particular property?The Rehab analysis includes putting together an excellent power team to make sure each rehab is done efficiently and smoothly. Paperwork is critical, in order to accomplish this. As such we require all contractors to sign construction agreements which include penalties for going over deadlines and bonuses for completing work early.
