- Tharp Investments, Inc. is a commercial real estate development and property management company with headquarters located at 6910 N. Shadeland Avenue in Indianapolis IN. It is the outgrowth of the real estate development business begun by Don and Marsha Tharp in the 1980s. The company now manages over 1,200,000 square feet of commercial, retail and office real estate developments throughout Indiana. Tharp Investments also serves as the operating company through which current real estate development projects are assembled, completed, leased and financed on behalf of thirty-five affiliated companies that own the properties. Over the last 10 years Tharp Investments has developed more than 1,750,000 square feet of new commercial space. Areas of concentration are: Commercial and Retail Developments Featuring; An integrated center format Shared access/parking areas free-standing, single user structures Mixing with multiple-user structures End-cap pick-up windows whenever possible Tharp Investments has developed numerous commercial sites as well as manages them in Indianapolis, Carmel, Greenwood, Danville, New Palestine, Crawfordsville, Granger, Greensburg and many more locations throughout Indiana. Development includes everything from freshening existing space for new or existing tenants to purchase of vacant land, providing infrastructure, and constructing build-to-suit tenant specific structures. We will continue to diversify our retail development business, adding centers that offer opportunities to various sized retailers, franchised retailers, as well as smaller family owned businesses. Tharp Investments also focuses on retail real estate in neighborhoods seeking revitalization assistance that have retail opportunities in high traffic areas. We understand that new investment; comprehensive, realistic and common sense land use with short/long-term goals are pivot points crucial to neighborhood economics.
